RICS Home Survey - Level 1

Choose this report if you’re buying, selling or living in a conventional house, flat or bungalow built from common building materials and in good condition. It focuses purely on the condition of the property. The service includes the following:

  • a visual inspection that is less comprehensive than the Level 2 and Level 3.

  • Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention.

  • Summary of the risks to the condition of the building, people and grounds.

  • Other matters including guarantees, planning and building control issues for your legal advisers.

  • A Valuation is not included in the Survey Level 1 (formerly known as the RICS Condition Report).

RICS Home Survey - Level 2

This is the most popular of the 3 survey options (formerly known as a RICS HomeBuyer Report). Choose this report if you would like more extensive information whilst buying a conventional dwelling, built from common building materials and in reasonable condition. It costs more than the Level 1 but also includes:

  • Advice on repairs and ongoing maintenance.

  • Issues that need to be investigated to prevent serious damage or dangerous conditions.

  • Concealed areas such as roof spaces, cellar, drains are inspected, if they are accessible and it is safe to do so.

  • Legal issues that need to be addressed before completing your purchase.

  • Information on location, local environment and energy efficiency.

  • A valuation and Insurance Reinstatement Cost calculation can be added to your Level 2 Survey (additional fees may apply - please ask for details)

RICS Home Survey - Level 3

You should choose a Survey Level 3 (formerly known as a RICS Building Survey) if you’re dealing with a very old or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the other RICS reports but includes:

  • More thorough inspection and detailed report on a wider range of issues.

  • a description of visible defects and potential problems caused by hidden flaws.

  • an outline of repair options and the likely consequences of inactivity.

  • advice for your legal advisers and details of serious risks and dangerous conditions.

  • A Survey Level 3 - Building Survey does not normally include a Valuation

 

RICS Valuation Report

RICS “Red Book” Valuation Reports can be provided for a number of purposes where the market value of a property is required. The Valuation will take account of the general condition of the property. RICS Valuation Reports can be provided for:

  • House sale or purchase

  • Tax & Probate purposes

  • Shared ownership sale or ‘Stair-casing’

  • Compulsory Purchase & HS2 Blight

  • Secured Lending

  • Insurance Reinstatement Calculations

Expert Witness Valuation Report

Expert Witness Valuation Reports are required for various circumstances, but most commonly for matrimonial/divorce purposes and at the joint expense of the parties involved. We have considerable experience in providing Court compliant Valuation Reports in accordance with Part 35 of the Family Procedure Rules and Part 25 of the Civil Procedure Rules.

RICS Help To Buy Redemption Valuation

Help to Buy Loans have been very popular since they were introduced by the Government to assist first time buyers. However, after 5 years the interest rate on the loan rises. The Help to Buy loan can be redeemed (paid off) but a RICS Valuation Report is required to assess the Market Value of the property at the time the loan is redeemed. We have completed many valuations for Help to Buy redemption purposes. The report is quickly prepared and emailed to you in PDF format for you to easily forward on to your Help to Buy provider.
